Envisioning the Future of Delta’s Former Municipal Light & Power Building

The Colorado Brownfields Partnership is currently working with the City of Delta to explore redevelopment opportunities for the community’s former Municipal Light & Power building; a historic property located near downtown Delta.

Through CBP’s Planning Assistance Program, the project is helping the City take a closer look at the building’s existing conditions, community needs, potential reuse opportunities, and the steps necessary to move the property toward a productive new chapter.

As part of the process, the CBP team conducted a site visit and facilitated conversations with City leaders, community stakeholders, and representatives from the local museum community. These discussions are helping identify both the opportunities and challenges associated with the property while providing important local perspective on what future uses could best serve Delta.

The resulting Opportunity Analysis will evaluate potential reuse concepts and provide the city with practical recommendations for moving forward. The goal is not simply to identify a new use for the building, but to develop realistic options that consider the property’s history, location, physical characteristics, community priorities, and potential funding resources.

Projects like Delta’s Municipal Light & Power building demonstrate the important role planning can play in Brownfields redevelopment. For communities with vacant, underutilized, or environmentally complicated properties, early planning can help establish a clear path forward, build local support, and position a project for future investment and funding.

CBP looks forward to continuing its work with the City of Delta and sharing more as the planning process moves forward.
